Would you like to rent your home long-term on Airbnb? If so, you should explore the Airbnb Sublets since it will allow you to rent your home month-to-month on Airbnb.

When renting a property, does having to seal the agreement between a tenant and a landlord through handwritten signatures on a piece of paper seem so 1999 to you?

To me, it does.

We are in the middle of a digital revolution and everything that we do is slowly transitioning online, including the way we are leasing properties. Since renting your home on Airbnb for less then 31 days a month can be considered illegal in some cities, I would like to tell you about another option that many Hosts might look into :

Many people dream of living in a new city, but those of us who’ve taken the plunge know how long it takes to turn that dream into reality. The Sublet has become a right of passage for most city dwellers. Whether adjusting to a new city, studying for a semester abroad or doing an extensive travel for business, Sublets are the best way for travellers to feel at home very quickly.

If you own real estate and intend to rent out your fully-furnished properties or are planning to leave home for a long period of time, subletting your place month-to-month on Airbnb could allow you to rent your home to this type of traveller without worrying about the legal aspect of short-term rentals. You might make a little less money through long-term rentals but this option will also offer many advantages.

First, it’s way easier to manage a listing that is offered long-term since you do not have to deal with short-term Guests coming in and out all the time. Second, renting long-term will allow you to not worry about the complicated laws and taxes related to short-term rentals. Third, since your long-term Guests (or let’s call them tenants) will pay you through Airbnb, you are assured that the rent will always be paid in full and on time. And the amazing $1,000,000 Host Guarantee still applies for this type of booking since the agreement is made within Airbnb.

So if you ever want to explore this option as a Host, make sure you to visit the Airbnb Sublets website to do your market research and find out how much your home is worth per month on Airbnb.

Then, simply go to the Pricing section of your listing (1), click on Availability settings at the top right (2) and put the minimum stay at 31 days (3).

Then in the Pricing settings tab (4), click on the word “month” (5) under “You can also set a custom price for a specific week or month.

You will then be able to put specific prices for each month of the year and once you apply these rates, this will automatically list your place as a monthly Airbnb Sublet.
